• Takes overall responsibility for all aspects of Property and Society management,
• Takes daily rounds independent as well as with Supervisors of Tech, HK & Security,
• Makes his observations and timely recommendations to MC to ensure the property is in good order,
• Monitor water receipt, consumption and additional requirement of tanker water, take permission from MC and arrange,
• Observes and guides HK, Maintenance and Security functions to better our services,
• Co-ordinate with different AMC vendors and on site team so that there are a minimum deviations IN PPM schedule, also arrange AMC Vendors for breakdown calls to reduce down time to minimum level possible,
• Supervises day to day maintenance activities involving minor jobs and emergency nature pertaining to functioning of utilities equipments in the premises,
• Prepares and/or implements procedures and systems in accordance with Society by-laws to ensure orderly, efficient workflow,
• Ensures all filing and collection of necessary documents are accurate, complete and submitted on a timely basis,
• Puts efforts on Resident Retention activities,
• Deals with resident concerns and requests time to time to ensure resident satisfaction level is intact with MC
