· Manages all the Operations and Maintenance activities of around 1000 flats in the society.
· Manages maintenance staff and their daily work activities.
· Handles all resident’s complaints by initiating action within same day.
· Prepare rosters for electricians and plumbers for smoothly running of their work.
· Maintain record of preventive maintenance activities.
· Responsible for building maintenance repairs and services.
· Allotment of parking area for new resident, and maintain their records.
· Interact and ensure smooth relationships between tenants and owners.
· Initiate and implement methodologies in managing properties
· Checking that agreed work by staff or contractors has been completed satisfactorily.
· Overall responsibility for security on whole sites.
· Maintain all data of electrical equipment (DG and PIU) running records.
· Validate/sign bills of vendor of Elect Infra, POWER connection, DG installation commissioning and testing
· Comparing costs for required goods / services to achieve maximum value.
· Assist and support administrative and field staff to maximize performance.
· Ensures that spares parts are available for maintenance.
· Ensures that on-site faults are resolved correctly and timely.
· Responsible for site maintenance like: HVAC, Electrical, Fire Alarms, Building/Civil Works, WTP, STP etc.
· Conducting monthly review meeting with Vice President, discussing operation issues and make action plan to improve society maintenance.
· Keeping senior management informed of all changes in my areas of responsibility.
· Monitor the execution of PM schedule for Electrical and Plumbing equipment as per plan for the smooth operation.
· Implement best practices, procedures and standards in real estate operations.
