the established policies & procedures of the Multiplex and under
the guidance of the General Manager controls and supervises maintenance
operation for exterior and interior facilities including electrical,
refrigeration, plumbing, cooling, structural, ground care, parking areas
and other maintenance work; necessary to determine that all property of
the Multiplex is in an optimum and efficient condition, without
omitting the safety and comfort of the customers and employees. Controls
and supervises the projection room operation necessary to determine an
optimum and efficient condition without omitting the safety and comfort
of the customers.
- 1. Develop systems and procedures that ensure safety for customers, employees plant, machinery and property.
- 2. Prepare preventive maintenance schedules and ensure adherence.
- 3. Develop an over all plan and strategy for optimizing use of energy.
- 4. Monitors and controls HLP and R&M expenses.
- 5. Guide the team in day-to-day operations.
- 6. Ensure liaison with relevant Governmental agencies to ensure compliance of various statutory requirements.
- 7. Ensure spare parts & material available at all times in stores by proper planning.
- 8. Ensure department employees are fully trained through constant OTJ.
- 9. Personally conduct key trainings.
- 10. Counsel subordinates in personal and work related matters.
- 11. To conduct fire exercises
- DUTIES AND RESPONSIBILITIES
- 1. Maintains all distribution systems for electricity, cold water, & indoor air quality etc.
- 2. Maintains and operates air conditioning, ventilation and refrigeration systems.
- 3. Maintains building and grounds.
- 4.
Ensures timely response to service requests by customers, internal
departments, and management to repair or replace interior fixture or
furnishings.
- 5. Implements energy management program maintains appropriate equipment operating logbook and utility consumption records.
- 6. Maintains adequate inventory of parts, tools and supplies.
- 7. Trains and supervises subordinates and assists in training other employees on safety and emergency procedures.
- 8.
Conducts continuous inspection on the building and ground, and
co-ordinates building electrical maintenance and cleaning work.
- 9. Is directly responsible for the safety and security of all and fire preventive measures and actions.
- Projection Room
- 10. Implements an effective preventive maintenance programme in accordance with professional engineering practices.
- 11. Maintains adequate inventory of parts, tools and supply.
- 12. Ensure smooth operation of the projection room and implement the programmes as planned.
- 13. Trains and supervises subordinate on safety, new and existing procedures, as so also up-dating them on the trends.
- 14. To ensure technical and safety monitoring at all times.
- 15. Co-ordinates with the General Manager for receiving, safekeeping and returning of films.
- 16. Trains the Projectionists on the expected levels of presentation and technical monitoring.
- 17. To liaison with Technical Team of Mall / Builder.
- 18. To conduct energy management meeting in the property.
- 19. To minimize breakdown of Machine.
- To perform any other duties as may be assigned by the management from time to time.
